Turn key horse farm located on 80 lovely acres of useable rolling pastures tastefully dotted with lovely shade trees. There are two large creeks crossing the farm which have good solid limestone rock and gravel bottoms to afford safe crossing by horses and tractors. The farm is located at the junction of two county maintained section roads that border the north and west sides of the property, but are dead ends to afford "traffic-free" privacy. We are located just one mile from Rts. 60-66-69 and 1.5 miles from Rt. 82 and 5 and 11 miles (east and west) from two exits of I-44 (The Will Roger's Turnpike). Despite our rural/private setting we are located a convenient 6 miles from the center of Vinita, a Super Walmart and an Atwoods Farm store!! It's also just a short drive to Grand Lake and many water, rodeo and visitor attractions.
The Home: Large two story colonial home with two story pillars and a wide front porch. The Master bedroom is on first floor and has two huge closets. Second and third bedrooms are on the second floor with a full bathroom with a stall shower. Both have generous closet space.
The lovely updated kitchen opens onto a covered side porch and has room for a table and chairs or snack bar. A VERY large family room with an eating area has a new Quadrafire woodstove, built-in bookshelves, large windows and door leading to deck which extends across entire rear of the home. ALL windows in the home are thermopane. A very large bathroom with connecting laundry with exterior door is located on the first floor. A large front room was used as formal dining room...we use as a den/office/computer room. This room has a large picture window overlooking the north yard, broodmare "motel" and foaling barn. The home has central heat and air conditioning.
The Stable: A new fully equipped stable was completed in Nov. 2005. It is 36' x 90' with a fully insulated roof. There are 8' foot sheds off each long (90') side. A 20' x 40' run-in shed is off the east side with a pass door accessing the shed from the covered area. There are twelve 10'x12' wooden walled (2x6) stalls with custom stall screens at each door. Stall flooring is stone dust over a thick gravel base providing great drainage. The tack room is 12'x20'. An office/sitting area is 10'x12'. The feed room is 12'x14'. There is a "treatment/utility" stall 12'x16' which has a hot water heater, sink, washer hook-up. These four areas have concrete floors. The center aisle of the barn - 12'x90' is stone dust/shavings. (Suitable for concrete or rubber matting). There are light panels every 10 feet on each side of the stable as well as in the 10 foot end sliding doors providing natural lighting even on cloudy days. All areas have lights and electric outlets. A four foot wide sliding door provides access to the treatment stall/stable from the direction of the house. There is a potential area for a "roomette" for hired help in the stable area, if needed. Beautiful hardwood trees shade the barn and allow lovely breezes to blow through.
The Workshop/two bay garage is 28'x36' with concrete floor in the workshop with connecting broodmare foaling barn of 36'x14'. The completed foaling stall is 14'x16' with an interior access and an exterior door opening into a private paddock. A second stall is planned of the same size which will still leave a good sized area for tools or storage.
The Hay Barn is 31'x33'. There are two large stalls in there for isolation or just extra stall space.
The "Mare Motel" (suitable for any turn-out) consists of 6, 10'x14' stalls with custom screen doors opening into a 24'x 72' clear span loafing shed constructed in Nov. 2005.
There is a run-in approx. 18'x21' in a large pasture as well as two big stallion pastures each with a 12'x16' run-in shed.
We recently completed a 130'x240' grass riding area where we have jumps set up and are working on the contruction of a low level cross country jumping course which winds along the tree and creek line and the edge of a large hay field/pasture.
There are newly installed water lines and frost free hydrants to each paddock/pasture area of the farm as well as the barns. The water source is a good well with delicious water!
There is a pipe fenced area providing a riding area of approx. 65'x85', as well as a 36'x 60' area for lunging/starting young horses.
There are two storage buildings located near the home/stable. One is 8'x8' and the other is 10'x12'. Both have wooden floors and the larger has interior shelving and hooks. There are also a couple of other run-in sheds.
All interior cross fencing has been built of "horse-safe" fencing within the past two years.
The abundant pastures reap generous amounts of hay for personal useage with enough to sell and still provide adequate grazing at the same time.
This farm is surrounded by lovely ranch land with owners who allow us to ride over their property. We access adjoining property through gates and jumps. We are conveniently located about an hour from two recognized Fox Hunts and an hour or less from major horse show venues in Tulsa and Claremore's Expo Centers, as well as many barrel racing and show horse facilities.
Although the farm is currently used as a private residence and horse breeding/training facility, it's close proximity to the Grand Lake area, good highways and the absence of other similar facilities in the area give it prime business potential for lessons, shows and boarding. The terrain and existing cross country jumping courses would lend themselves to a terrific eventing facility, a much needed thing in this area.
